I'm far from an expert, but the few times I've done this, I just gathered a bunch of decent PLR articles, mashed them together in a semi-cohesive way, added a chapter list and some pictures and turned it into a PDF. Worked for me.
There are ready-made PLR ebooks you could use as well. Try The PLR Store - They're really cheap.

I am actually in the skin related market as well and have lists that deal with it. Depending on how specific your topic is, I would say to write it yourself with a compelling headline to boot (think, top 10 tips to _____________).
Don't call it a "book". Call it an "exclusive report". Going with a headline that is explosive or incendiary helps as well. For instance, _________exposed. Top 10 myths the beauty industry wants you to believe.
If you can wrap the report into a segue with the products you are pushing....that is even greater. You don't even have to make it PDF. You could offer "instant access" to the report and simply put it onto a hidden page (maybe a thank you page) on your site. After all, chances are most of the people wanting access to it won't be tech savvy.
Another option is to be an authority and offer up a newsletter. Once a week (or however often you wish to print it) write one good article of interest in regards to the market (could be a mash-up of news stories). At the top of the newsletter, offer 1 link to something you are promoting.
Your open rates will depend on the quality of stuff you present though. That is really something most marketer's don't get though. Most don't even think that there is a "real" human on the other end reading.
If you have a beauty store, you can forgo all of this and simply present offers that you are currently selling. Think TigerDirect or Horchow. They do a very good job of keeping their offers in plain sight of their subscribers.
The most important thing is to know what you want from the list. Is it to generate sales? Is it to establish yourself as an authority? Is it to communicate with your community? ect....ect....
